An application to develop the property located at 1839 Mauch Chunk Road (PIN No. 549708931654). The applicant proposes to subdivide the 0.9870-acre parcel into two residential lots. Lot 1 will contain the existing residence and front on Mauch Chunk Road, and Lot 2 will be a new residential building lot fronting on Scherersville Road. REQUEST FOR PRELIMINARY PLAN REVIEW

Parkland School District seeks a recommendation of approval for the consolidation of three (3) parcels of land located along Stadium Drive and associated with the Orefield Middle School, at 2675 PA Route 309. All three parcels are found in the Low Density Residential (R-3) Zoning District. The subject parcels are located east of PA Route 309 and north of Lime Kiln Road. The largest parcel (PIN #547800509889), with 43.47 acres, is home to the Parkland School District Orefield Middle School. The two remaining parcels, with 7.632 acres (PIN # 547801127956) and 11.163 acres (PIN # 547801824720-1), are located north of Stadium Drive with additional road frontage along Orefield Road and otherwise bound to the west by residential and commercial property and to the east by the Northeast Extension of the Pennsylvania Turnpike.  This plan does not propose physical improvements to any of the lots at this time. The three parcels are served by existing public water and private sewer. Parkland School District is the owner. Alloy5, LLC is the applicant.

Notice is hereby given that the Zoning Hearing Board of South Whitehall Township will hold a public hearing on Wednesday, August 26, 2026, at 7:00 P.M. in the South Whitehall Township Municipal Building located at 4444 Walbert Avenue, Allentown, Lehigh County, Pennsylvania, for the following zoning appeals:

ZHB-2026-09: The Appeal of David Bachinski, Jr., requesting the following relief from the Ordinance:

(1) A Special Exception pursuant to Section 350-47(c)(2) to permit the construction of a dwelling on a lot containing 4,800 square feet and only having a width of 40 feet where the Ordinance would require a minimum lot area of 9,600 square feet and a minimum width of 80 feet.

The subject property is in the R-4 Zoning District (Medium Density Residential), and is located at 2128 W. Woodlawn St., Allentown, PA (Tax ID No. 549703272446 1).

The above-referenced properties are in South Whitehall Township, Lehigh County, PA. Copies of any plans, applications, and/or supporting documents submitted to the Township are available for public inspection at the Township Building, located at the above address, during normal business hours where they may be examined without charge or obtained for a charge not greater than the cost thereof (it is recommended that appointments be made in advance).  All Applicants or their authorized representatives must attend.  All objectors and interested parties are invited to attend and will have the opportunity to be heard.
